Five in for Louisiana uni P3

A request for proposals (RFP) has been issued to five developers to design, build, finance, operate and maintain new student residence halls and other amenities at a university in Louisiana.

The Louisiana State University (LSU) Property Foundation is soliciting responses from five development teams to enter into the P3 for a 28-acre underdeveloped site at the Baton Rouge campus.

American Campus Communities, Balfour Beatty Campus Solutions, Capstone Development Partners, Corvias Campus Living and RISE Real Estate have been invited to submit proposals for the Nicholson Gateway project by November 2. A winner is expected to be selected in early 2016 from a shortlist of two or three of these teams. The project is scheduled to be completed and opened in one phase by the fall of 2018.

LSU Property Foundation received 10 responses to request for qualifications (RFQ) issued in July.

The Nicholson Gateway Development Project is envisioned to include approximately 1,260 apartment-style beds and 410 suite-style beds with associated residential support spaces. The project is also expected to include 30-50,000 square feet of new retail space.

The LSU Property Foundation is an affiliate of the LSU Foundation and is being advised by Brailsford & Dunlavey and CSRS.

Meanwhile, LSU announced that it is in contract negotiations with design firm NBBJ to create a masterplan for the campus after NBBJ, Cannon Design, Perkins + Will and Sasaki gave presentations in September. Completion of the masterplan is expected to take 18-24 months, and several meetings with internal and external stakeholders will be scheduled to gather suggestions on future campus growth.
