RFQ for £400m English regen partnership

A London housing authority has issued a contract notice for a mixed tenure redevelopment to be delivered under a partnership approach.

One Housing is seeking a developer partner to jointly deliver the regeneration of Juniper Crescent and Gilbeys Yard, two existing estates located in Camden Town.

The corporate joint venture will be established on a 50:50 ownership basis, although the authority is to retain the freehold of the estate.

Following a resident-led options appraisal process, the preferred option selected is full redevelopment of the estates. This option would result in the existing 202 homes over the two sites being replaced with new neighbourhoods of between 650-700 homes. This includes re-providing existing homes, as well as developing new affordable and private homes.

The partner is to jointly plan, design, fund, and deliver a comprehensive regeneration for at least five years. The final joint venture structure will be developed through the tender process.

Responses to the selection questionnaire are due to Savills by 6 December 2018, with a contract award expected in June 2019.

 The concession contract is valued at £410m.
