Bristol to build hospital on leaseback

An NHS trust is planning to finance a new community hospital by selling the land to a developer and leasing back the building from the private sector.

North Bristol NHS Trust aims to sell the freehold of the land to a development partner that will finance, design, construct, and maintain Frenchay Health and Social Care Centre, including Frenchay Community Hospital.

Under the terms of the deal, the trust will then lease back the premises for the 30 years of the contract, after which the site will revert back to the private operator.

The innovative deal will provide nursing care services and basic care and support for the 68-bed unit and will cost up to £22m to build.

The time limit for receipt of tenders or requests to participate is 10 November 2011.
