A partner is required to redevelop the Elm Grove estate, to provide around 300 mixed-tenure homes, as well as commercial and community space at the Market House building on Sutton High Street.
The council will purchase up to 50% of the housing development as affordable housing, while the scheme is expected to run for seven years.
Interested parties have until 23 November to respond to the tender, which can be found here.
Earlier this month, Sutton launched a £500m tender for a private partner to redevelop four sites in the town centre area.
